Energy Performance & Safety Certificates
EPCs contain information on your home's energy use and carbon dioxide emissions and a recommendation report with suggestions on how to reduce these. EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve.
Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place. The rating measures the energy and carbon emission efficiency of your home using a grade from ‘A’ to ‘G’.
An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is 'D'. All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.
Almost every property in England and Wales now requires an Energy Performance Certificate if it is marketed for sale or to let. If you are selling your property or you are a landlord renting a property, then you will need an Energy Performance Certificate.
This is a legal requirement. You are therefore obliged by law to provide an EPC when renting out your property, and failure to comply with this could attract a fine. We will assist you to get this matter attended to, if you have not done so already.
Gas Safety Certificates
It is a legal requirement for landlords to have all the gas appliances in a rented property safety-tested every 12 months by a Gas Safe™ registered engineer and to hold a gas safety certificate (CP12).
You are therefore obliged by law to provide this certificate when renting out your property, and failure to comply with this could attract a fine. We will assist you to get this matter attended to, if you have not done so already.
Electrical Safety Certificate
If you are letting your property you will be required to carry out an Electrical Safety Certificate which is also known as a Periodic Inspection Report (PIR) or Electrical Condition Report. It is a report only produced by registered a NICEIC engineer, ensuring the current electrical installation meets current British standards.
The Electrical Safety Certificate IS NOT a mandatory certificate for landlords, however it is the landlords legal responsibility to ensure all electrical wiring and fittings within the property are deemed safe to use.
The Electrical Safety Certificate IS only mandatory if you are letting through a Council or Housing Association, as they will ask you to provide an official NICEIC certificate.
We therefore recommended that you provide this certificate when renting out your property as it confirms that your property electrics are safe. We will assist you to get this matter attended to, if you have not done so already.
